This program requires completion of 20 required units of designated course work with a grade of “C” or better. Courses may be taken individually or as part of the Construction Management Certificate Program.

Course content is frequently revised to ensure that the program is up-to-date with the latest industry standards. For this reason, you must complete all of the course requirements of your certificate within five years from the day you enroll in the first course. A certificate will not be awarded if the requirements are not completed and your application for candidacy is not received within this timeframe.

Construction Plan Reading & Specifications
Quarter Academic Credit

Students will learn how construction plans are organized under the Uniform Drawing System, how to understand plans and specifications set forth by the architect/designer, and how to apply this knowledge to the construction process from the conceptual drawings through final construction. 

Learning Outcomes: 

  • Develop ability to read complex construction plans and design specifications.
  • Know how to analyze complex plans, identify specifications and scope of use, and organize construction assembly details.
  • Understand how construction plans are organized under the Uniform Drawing System, with emphasis on showing the eight Specification Modules set forth by the Construction Specifications Institute.
  • Use the Application of Specification Divisions (AIA) for plan organization and reading, field utilization and project management applications.
  • Demonstrate building code compliance by accessing information from plans and specifications.
  • Know “The Alphabet of Lines” and its application to plans and drawings, plans symbols and abbreviations.
  • Ability to develop accurate construction cost estimates through plan reading and understanding of construction materials types and uses.
  • Understanding of how to integrate plan reading, specifications and assemblies by various shareholders and agencies.

Construction Law and Contracts
Quarter Academic Credit

Learn How to Better Manage Your Contracts and Projects

Discover how to recognize legal issues that can arise during the construction process in this overview of construction law. Gain insights into rules of bidding and the rights and liabilities of contractors and design professionals, including the law of mechanic’s lien, stop notices and payment bonds. Learn about: 

  • Remedies and obligations
  • Performance
  • Contractors’ license law and bond requirements
  • Mediation, arbitration and court trials for dispute resolution
  • Public works projects
  • Contract phraseology

Explore contract theory and contract administration, and consider managing and mitigating risk. Review the importance of documentation, the effects of change orders and industry trends for controlling cost.

Construction Accounting and Financial Management
Quarter Academic Credit

This course will introduce students to the basics of construction accounting and the importance of strong financial management in the construction industry. Students will learn about and conduct exercises in payroll, purchasing, job costing, revenue recognition, double entry bookkeeping, financial statements, selection of entity structure, insurance, surety and cash management. In addition, internal controls and risk management are reviewed as part of successful financial management in the construction industry.

Learning Outcomes:

  • Identify basic fundamentals of construction accounting including, but not limited to, job costing with direct/in-direct costs, revenue recognition, union and open-shop payroll calculations, equipment costing, basics of cash management, and liquidity factors.
  • Evaluate basics of risk management including insurance coverage and surety.
  • Assess issues of double entry bookkeeping through the use of T-accounts.
  • Defend the importance of liquidity in the viability and longevity of a construction company. 
  • Judge options for entity structure and hypothesize general income tax implications and concerns.
  • Simulate how to estimate a project to completion, and how to track job costs against original budgets developed from the original estimate for a project.
Course Code
Estimating, Preconstruction and Bidding

Learn essential methodologies and processes necessary for accurate estimates. Define the role of the estimator, not only in terms of predicting project cost, but also by recognizing potential risk factors. Examine the foundations of accurate estimates: quantity analysis; information assimilated into an organized format that can be easily understood; analysis and monetary determinations that reflect accurate production, material, and equipment costs; consider plausible risks that effect pricing; and consideration of the law of diminishing returns.

Students will be shown examples and case studies to demonstrate sound estimating practices. Students will complete a comprehensive project estimate using an electronic quantity takeoff process. The class will be exposed to the latest technology in the estimating profession. The students will also learn concepts used in Target Value Design, along with preconstruction processes. The class will study and discuss methodology shifts that the estimating profession has experienced related to Lean Construction practices.

Learning Outcomes:

  • Identify potential risks and predict how to minimize risk
  • Preform basic estimating functions including basic formatting methodologies
  • Analyze regional and aggregate market conditions
  • Compare different levels of estimating for the appropriate design phase (i.e. schematic to construction drawings)
  • Understand methodologies of quantity take off skills and new technologies (such as: on screen take off, BIM, 3D) and current trends in estimating. Students will complete a comprehensive project estimate using electronic quantity takeoff process.
  • Evaluate the bidding process on public projects vs. private projects and participate in a live bid day simulation.
  • Demonstrate basic understanding needed for performing a reliable estimate along using Target Value Design concepts

Project Planning, Scheduling and Control
Quarter Academic Credit

Construction project schedules can be unwieldy, and, without a steady hand to guide them, will spiral out of control quickly. In this course, you will learn a systematic approach to creating and managing construction schedules. Through lecture and case studies, students will discover skills and best practices necessary to effectively plan and control projects of any size, as well as gain an in-depth understanding of scheduling and project controls.

Some best practices students can expect to learn include, analyzing work breakdown structures, project specifications, critical path method scheduling techniques, network analysis using scheduling software, resource and cost allocation, and claims management. Know the ins-and-outs of managing a Baseline schedule and updating that schedule from design through construction completion.

Overall Course Objectives: 

  • Demonstrate the basic concepts and techniques of creating and managing a construction schedule, which includes planning, scheduling and control (monitoring and evaluating).
  • Apply cost and resource loading principals and identify the correlation to the estimate.
  • Practice producing weekly and monthly updates to project schedules.
  • Discover how project delays impact timelines and justify solutions to best approach them.
  • Analyze management of change orders that are identified during the course of construction
  • Create a critical path method (CPM) schedule for a construction project and manage the schedule from pre-construction to final completion.

Construction Project Management: Bid and Beyond
Quarter Academic Credit

This course will help students identify techniques to overcome potential problems and pitfalls when bidding for and managing their own projects. Students will examine leadership concepts and forward thinking project delivery methods, such as Design/Build and CM at Risk, IPD and more. We will evaluate industry employment opportunities, distinguish differences between public and private construction projects, discuss LEAN construction principles, demonstrate (BIM) Building Information Modeling software, learn enhanced marketing techniques and the RFP process.

By tying together key concepts (including managing risk, scope, cost, schedule, quality and onsite safety) this course will offer students the opportunity to develop a comprehensive reference for the entire delivery process from design development through construction completion.

This class includes group discussion, presentation and team building exercises. Students will be required to participate in class as well as engaging with each other in the online learning management system.

Overall Course Objectives:

  • Identify and evaluate Next Generation Project Delivery concepts such as Design/Build, CM at Risk and Integrated Project Delivery.
  • Discuss and define how projects successfully cross-manage cost, schedule, quality and, most importantly, safety.
  • Develop and learn to interact with a variety of components within the project delivery process, such as long-term programming, planning, business development, marketing, financing, risk aversion and mitigation, public relations and relationships.
  • Evaluate and write a marketing plan that supports the company’s long-term goals, strengths and experience.
  • Plan and execute construction projects that meet the goals and vision of the owner and all project stakeholders.
